You are required to provide a copy of your valid and updated rental license for your property (MHTE-ELS, MAG, or AMA in Greece)

Failure to comply may result in the deactivation of your listing on platforms or even the cancellation of your bookings.

Accommodation - Environmental Tax

FOR GREECE, PORTUGAL AND TURKEY

Property owners are kindly requested to promptly provide information regarding the Environmental Tax applicable to their property.

To avoid misunderstandings, please review the detailed information related to this process.

  1. The tax amount must be specified by the Owner or their designated Accounting Office.
  2. Eos Villas is responsible for informing customers about the Environmental Tax amount corresponding to each booking.
  3. Eos Villas is not liable for any changes resulting from a tax recalculation.
  4. The collection of the tax is the responsibility of the Owner, not the Company.

    As a supplementary service, and only when the guest chooses to pay the tax along with their stay, the Company will collect and remit the amount to the Owner.

    Cleaning App

    Eos Villas offers property owners a simple tool for direct communication and efficiency: the Owner App.

    Through the App interface, property owners can:

    • Access important details for each booking.
    • Notify the office about the cleaning status, using the CLEANED/House Ready button.

    The aim is to simplify the check-in process and avoid unnecessary disruptions for guests.

    Owners and cleaners are kindly requested to use the app for every check-in.

    Users Guide

    A significant percentage of guests face difficulties in properly using the electrical devices in the properties, often resulting in unintentional damage.

    To ensure the integrity of their property and improve guest experience, property owners are advised to provide:

    A. A simple usage guide for each device, accessible to guests, and
    B. A copy of these guides for Eos Villas.

    Please find below an indicative list of devices that are often challenging to use:

    • Dishwashers and washing machines
    • Air-conditioners and fans
    • Televisions and TV boxes
    • Electric stovetops and ovens
    • Automatic gates/doors
    • Water heaters/lighting systems

    Marketing - Consumables

    Essentials

    As part of Eos Villas' check-in policy, two toilet rolls are required per bathroom/WC.

    During the guests' stay, and since the property operates as self-catering accommodation, no replenishment is necessary.

    Eos Villas ensures that customers are informed of this policy prior to their arrival.



    Personal Care Essentials

    Please provide detailed information about the type and quantity of personal hygiene products available at your property.

    Cleaning Supplies & Equipment

    Please provide detailed information about the type and quantity of cleaning products and tools available at your property.

    Marketing - Cooking

    Essentials

    We would like to draw your attention to the following essentials for basic beverage and meal preparation:

    • Salt
    • Pepper
    • Oil (any kind)
    • 2 bottles of water
    • Coffee and tea



    Optional

    You can create a welcoming arrival environment with additional basic food items, such as toast, bread, juice, snacks, and wine.

    Welcome basket

    If you are preparing a Welcome Pack of your own choice, please inform us about its contents.

    Marketing - Additional Furniture

    Essentials

    Owners are required to have available and provide the following items to guests upon request:

    • A baby cot (with mattress)
    • A high chair
    • A folding bed (if agreed upon)

    In case the owner is unable to provide the agreed items, Eos Villas can supply them at the property, applying the following charges for the duration of the stay:

    • Baby Cot: €8 per day
    • High Chair: €5 per day
    • Folding Bed: €10 per day



    Additional/Extra Amenities

    As part of creating a more attractive home for families, we suggest the following useful and cost-effective items:

    • Baby changing table
    • Bouncer
    • Stroller
    • Baby bath
    • Garden and pool toys

    Owners who make these additions are kindly requested to inform the office.

    Safety Requirements

    Established by the Ministry of Tourism (GREECE)

    According to the bill from the Ministry of Tourism, rental properties must have the following:

    • Liability insurance for damages or accidents, natural disasters, in accordance with the current legislation.
      Failure to comply is considered illegal and will result in a fine

      URGENT: A copy must be sent to Eos Villas with every renewal.

    • A certificate from a licensed electrician 

    • Fire extinguishers

    • Smoke detectors

    • Residual Current Device (RCD)

    • Emergency Exit signage

    • Rodent and pest control certificate



    Comprehensive Hygiene and Safety List

    Please find below the complete list of specifications that a property must meet to minimise the risk of accidents:

    ELECTRICAL AND FIRE SAFETY

    • General Switch position clearly marked 
    • All sockets in good condition
    • Extension cords kept off the floor
    • No exposed wires
    • Smoke detector on every level
    • Emergency Exit lights
    • Fire blanket in the kitchen

    HYGIENE

    • Kitchen surfaces without cracks
    • Trash bin with a lid
    • First aid kit in a visible location

    OUTDOOR AREAS

    • Railings (minimum height of 1.10 m)
    • Hidden stairs marked
    • Covered wells, locked water tanks
    • Sunbeds with no sharp edges
    • Chairs/tables with no sharp edges
    • Floors free of cracks and gaps

    POOL

    • Pool safety sign
    • Pool floatation device
    • Minimum and maximum depth indicators
    • Pool safety ladder

    STAIRS AND LANDINGS

    • All stairs with handrails
    • Low beams marked

    WINDOWS

    • Safety stickers on glass doors

    Eos Villas regularly inspects the collaborating properties to ensure compliance with these requirements.


    Spare keys

    There must always be a spare key available for each property.

    We recommend that it be kept in a key box or in an easily accessible location within the property.

    Eos Villas should be informed of the location or the key box code so that we can assist in case of emergencies.

    Compensation Requests

    A. COMPENSATION TO THE OWNER

    Eos Villas has agreed to cover certain damages that occur on the property, according to the Terms and Conditions specified in the contract.

    For the timely claims process, and if the damage falls under the covered categories, owners are required to follow the procedure below:

    1. Timely Notification
    Timely notification is considered to be when the damage is reported to the office on the day of the guest's departure.

    2. Proof Photos and Videos
    The owner must send the following to the Company:

    • One or more close-up photos
    • One or more photos from a distance showing the broader area of the damage on the item
    • One or more photos from a distance showing the item's location within the space/ room
    • A short video, as informative as possible (optional)

    3. Cost Assessment Based on Age
    The owner must:

    • Declare the age of the item
    • Send the Company proof of the restoration cost, or
    • An estimate of the restoration cost from the qualified professional who will undertake the task.

    4. What is Compensated

    The cost is compensated, minus VAT and a 5% depreciation per year of age.



    B. GUEST COMPENSATION CLAIMS

    Cases in Which Guests Are Entitled to Compensation from the Owner:

    1. Accidents and Bodily Injuries
      Compensation for accidents is related to the safety and hygiene standards, as well as to the Accident Liability Insurance. In case a guest files a compensation claim, the Accident Liability Insurance must be active and available

    2. Lack of Amenities or Services
      This concerns the amenities or services listed in the agreement that every guest is entitled to enjoy (e.g., TV, Wi-Fi, air conditioning, cleaning, etc.), which must be available upon each new arrival and maintained throughout the stay.

    Failure to provide or deliver the agreed services may result in:

    • The deduction of the corresponding amount from the total booking/contract value (European compensation standards).
    • A negative review that may impact the marketing of the property and our partnership.

    We recommend a thorough and systematic check before each arrival and after every departure



    Important Clarification - Repair Time

    The time taken to repair any damage by the owner is an immediate priority, regardless of how the damage occurred.

    This means that: it is irrelevant whether the damage was caused by the current or a previous guest.


    The immediate resolution of the issue:

    • Is the most important and necessary step in every case.
    • Places us in a favorable position with dealing with the guest.
    • Allows us to mitigate any potential compensation claims.
