Perched on the sun-kissed slopes of Mount Pantokrator, in the traditional village of Spartilas, Villa Oliveta is a sophisticated, luxury maisonette-style retreat that seems to float above the shimmering bay of Ipsos. Blessed with breathtaking sea views, serene outdoor areas, and a beautifully designed multi-level layout, this extraordinary villa offers an atmosphere of privacy, elegance, and timeless Mediterranean charm. Spread across five consecual levels, and connected by both internal and external stone staircases, Villa Oliveta features three air-conditioned bedrooms in the main house, a fully self-contained annex with private access, a sun-drenched swimming pool that appears to hang above the bay (3.0 × 7.0 m), and a tranquil garden on its lowest level—perfect for sun therapy, quiet contemplation, or enjoying the cool sea breeze drifting up from the open sea.

The main entrance sits on a quite sloping approach and opens into a bright, beautifully appointed open-plan area with comfortable lounge seating, a dining space, a modern, fully equipped kitchen, and a guest WC. Two large doors lead out to a spectacular front balcony furnished for relaxation, offering unmatched vistas of the sea and the idyllic bay down below.

A marble staircase descends from the entrance level to the lower floor, where you’ll find a double bedroom with en-suite shower/WC, along with two additional double bedrooms that share a spacious family bathroom with bathtub. A utility room is conveniently located between them. All three bedrooms open onto a front balcony, ensuring uninterrupted enjoyment of the magnificent sunrise and sweeping coastal panorama.

Next to the entrance, an external staircase leads down to the independent lower-ground-floor annex—a self-contained studio-style apartment featuring a double bed, a small sitting area with coffee table, a modern separate shower/WC, and a lovely balcony positioned just above the pool terrace. This charming, private retreat is ideal for anyone seeking independence while remaining close to the main group.

Continuing down the external steps, you reach the pool terrace, where the villa’s charming swimming pool invites you to soak up the sun while overlooking the open sea and the lively yet lower bay of Ipsos. Spacious sunbathing areas ensure comfort and tranquility, while a raised built-in BBQ to the right of the pool terrace offers the perfect setting for outdoor cooking and evening gatherings.

A few steps further down from the pool leads to a peaceful garden level—an additional outdoor haven for relaxing in the sun or simply unwinding amid the mountain breeze and enchanting sea views.
